More than one-third of Solis Southline units are already accounted for

After being open for nearly 90 days, Terwilliger Pappas’ newest apartment community adjacent to the Blue Line in South End has already exceeded leasing expectations.

Solis Southline, which opened at 2520 South Blvd. in late April, is already 33% pre-leased and 17% occupied, according to Sarah Calhoun, senior community manager. She said that puts the community a month and a half ahead of schedule on the occupancy front.

Solis Southline is evidence of what some find hard to believe: Despite the high volume of apartments coming online and delivered in South End, demand remains robust and properties are leasing up quickly.

Terwilliger Pappas developed Solis Southline in a joint venture with J.P. Morgan Asset Management. The 300-unit community includes a mix of studios, one-bedroom and two-bedroom apartments in addition to two- and three-story rental townhouses.

So far, Calhoun said, the smallest studio units — measuring 440 square feet — are already gone. Also popular are the larger two-bedroom units, which Calhoun said can be attributed to the roommate demographic popular in South End.

Solis Southline includes a slew of amenities, including a fitness center with a rock-climbing wall, a large courtyard with a saltwater pool and cabanas and several lobby and cafe areas throughout the first floor. A dog park, pet salon and bike room are under construction.

“In our clubhouse, everything is in one area, but it’s broken up into different themed sections,” Calhoun said. There are private offices with technology capabilities for those who work at home as well as areas for socializing, dining and entertaining.

Current average asking rates at Solis Southline are $1,674 per month, with the average unit size at 802 square feet. The townhouses measure between 904 and 1,204 square feet, depending on the number of floors.

Also in the building, a 4,000-square-foot retail space at South Boulevard and Remount Road is on the market.
