Terwilliger Pappas buys Huntersville site for apartment project at Birkdale Place

A Charlotte-based developer has acquired the land and formally announced plans for a multifamily project that is part of a new mixed-use development in Huntersville.

Terwilliger Pappas yesterday announced plans to develop Solis Birkdale, a 210-unit residential project off Birkdale Commons Parkway and across from Birkdale Village. The multifamily community is part of the larger, $65 million Birkdale Place development, which is being led by Gustafson Partners and began construction earlier this year. Construction on Solis Birkdale is expected to begin in September, with an opening targeted for the second quarter of 2025.

Last month, an entity affiliated with Terwilliger Pappas named Birkdale Multifamily LLC acquired approximately 4.5 acres off Birkdale Commons Parkway. According to Mecklenburg County real estate records, the entity paid just over $4 million for the land.

Solis Birkdale will include a mix of studio, one-bedroom and two-bedroom units across two three-story buildings. The project will include both apartment and townhome-style units, the developer said. Clancy & Theys Construction Co. will be the general contractor for Solis Birkdale. BB+M Architecture will lead the architectural and interior design efforts for the project. Bolton & Menk will serve as the landscape architect and civil engineer.

“Our newest apartment community, Solis Birkdale, will provide its residents the full complement of amenities found in all of our Solis communities,” said Jeffrey Smith, executive vice president for Terwilliger Pappas.

Gustafson Partners announced last month that it had begun work on Birkdale Place. In addition to the Terwilliger Pappas project, Birkdale Place will include a 140-room hotel with a conference center and approximately 45,000 square feet of retail space. Birkdale Place will span nearly 15 acres in total. Narsi Properties is leading the development of the hotel there.
